As a commercial gutter contractor in DFW, DTX Seamless installs seamless aluminum gutters on retail centers, offices, apartments, churches, schools and HOA buildings. Most commercial runs get 6-inch K-style gutters with 3×4 downspouts, formed on site to the length of each eave. We also add guards and handle gutter cleaning, so one company looks after the whole system.
Commercial properties we work on
- Retail and strip centers with long storefront eaves, canopies over walkways and rear service walls.
- Office buildings with pitched roofs, covered entries and planted beds along the walls.
- Multifamily apartments, townhome rows, clubhouses and amenity buildings.
- Churches and schools with mixed roof lines, tall walls and schedules built around services or the school calendar.
- HOAs and property managers maintaining amenity centers, entry buildings and many homes under one set of color rules.
What we install on commercial buildings
- 6-inch seamless K-style gutters. Our standard for commercial roofs. A 6-inch gutter carries roughly 40% more water than a 5-inch, which matters on large roof planes. See seamless gutters.
- 5-inch seamless K-style gutters. For smaller buildings, canopies and townhomes where a lighter profile fits.
- Heavy-duty .032 aluminum. Thicker coil for long runs, hail exposure and spots where carts or ladders bump the gutter.
- 3×4 downspouts and extensions. Sized to roof area, kept away from entries, and tied into existing drain lines where the site has them. See downspouts and drainage.
- Gutter guards. Micro-mesh on buildings under mature trees, to cut down on cleaning calls. See gutter guards.
- Gutter cleaning. Scheduled visits timed to DFW tree seasons. See gutter cleaning.
Formed on site, run by run
Our seamless gutter machine rides to the property in our 26-foot box truck. Coil goes in, and each gutter comes out cut to the length of that eave. A long storefront gets continuous runs instead of a seam every 10 or 20 feet.
On long eaves, we slope the gutter from the middle down to an outlet at each end. More outlets mean water drains before it can spill over the front lip above a doorway.
How we handle commercial jobs
- Bids. Priced from drawings, a roof plan or a site walk, with inclusions and exclusions spelled out.
- Vendor setup. We fill out your vendor packet and return the documents your contract asks for.
- Submittals. Product data, coil gauge and color samples when the job calls for them.
- Schedules. Start dates and phases set with you, plus early notice if weather moves them.
- Access. Ladder setups planned around entrances, drive lanes and parking.
- Cleanup. Old gutters, scrap and fasteners go into our dump trailer every day.

Common commercial gutter problems in DFW
Most calls from property managers trace back to a few problems.
- Hail damage. Dented gutters, crushed downspouts and cracked paint after spring storms.
- Undersized gutters. Water overflows onto entrances and sidewalks in every hard rain.
- Downspouts at walkways. Water sheets across sidewalks and creates slip hazards.
- Clogged outlets. Trees in parking islands and courtyards fill gutters and downspouts each spring.
- Leaking seams. Older sectional systems fail at joints, corners and end caps.
We photograph what we find and price repair and replacement side by side. That makes it easier to budget across a portfolio.
Keeping tenants open while we work
Most commercial gutter replacements happen at occupied buildings. Our goal is that tenants and customers barely notice us.
- We phase the work one section or building at a time.
- We cone off the work zone and keep walkways and drive lanes open.
- We schedule cutting and fastening near doors around business hours when you ask.
- The property manager gets a daily update and a heads-up before work moves to a new area.
On multifamily and HOA sites, we can coordinate resident notices with your office. Parking near the work area may need to be cleared.
HOA and multifamily color matching
Aluminum gutter coil comes in many factory finishes. On a community with dozens of buildings, we confirm one approved color in writing and use it on every gutter, downspout and elbow. Replacement runs then match the buildings we haven’t reached yet.
New construction and GC work
For general contractors, we install after the roof and exterior finishes are done, and before final grade. Residential builders can see our page for home builders. To get a bid from DTX Seamless, send drawings, a roof plan or photos with rough dimensions. Budget numbers are on our DFW gutter cost page.
Frequently asked questions
Do you work directly for property managers, or only through general contractors?
Both. We bid directly to owners, HOAs and property managers for replacements, repairs and cleaning, and work as a subcontractor to GCs on new construction and renovations.
What gutter size does a commercial building need?
Most pitched commercial roofs get 6-inch K-style gutters with 3x4 downspouts. Smaller buildings, canopies and townhome rows often do fine with 5-inch. We size each run to the roof area above it.
Can you work while our tenants stay open?
Yes. We phase the work by section, keep entrances and drive lanes clear where we can, and schedule around business hours when you ask.
Can you set up regular gutter cleaning for our properties?
Yes. We can schedule visits after spring tassel drop and late-fall leaf drop for each building, with photos after every visit so you can see what was done.
