Seamless Gutters in Prosper, TX

Gutters for new Prosper homes: upgrades to builder gutters, downspouts carried off fresh slabs and new clay grade, and timing around your builder warranty.

  • 26+ years of experience
  • Lifetime installation warranty
  • Formed on site, cut to fit
  • Insured

Gutter installation in Prosper, TX usually means finishing what the builder started, because most homes here are new. Many new houses get partial gutters, 5-inch runs with short downspouts, or none at all. We install seamless gutters formed on site and route downspouts away from your new slab and fresh clay grade. Ideally, that happens before your builder warranty period ends.

One of DFW’s Fastest-Growing Towns

Prosper’s population more than tripled between 2010 and 2020, from about 9,400 to about 30,000. The town spans western Collin County and eastern Denton County. Most of that growth is in master-planned communities.

Windsong Ranch, north of U.S. 380 on the town’s west side, covers about 2,000 acres with a man-made lagoon. Star Trail, framed by Legacy Drive and the Dallas North Tollway, covers more than 800 acres. Both are HOA communities with architectural rules, built out in phases.

That leaves a large share of Prosper’s homes only a few years old. Their gutters were chosen by the builder, often to a budget, and installed before anyone knew where water would collect on the finished lot.

What Builder Gutters Usually Miss

Builder gutter packages vary. Common gaps on new homes include:

  • Gutters on the front elevation only, leaving the back and sides dumping water at the slab.
  • 5-inch runs under big two-story roof planes and valleys that overflow in hard rain.
  • 2×3-inch downspouts with a single short elbow, emptying right at the foundation.
  • Downspouts aimed into flower beds that sit against the slab.

Most of these are easy to correct. We add runs to complete the system, upsize to 6-inch seamless gutters where the roof needs it, and switch to 3×4-inch downspouts. On a brand-new house, a full gutter replacement isn’t always necessary. We’ll tell you which runs can stay.

New Slabs on Fresh Clay Grade

Prosper sits on expansive clay, like much of Collin County. Picture soil around a new slab soaked at one corner and dry at another. It swells unevenly, and that movement can stress the foundation.

New lots are the most exposed. Backfill around a new slab is still settling, sod is thin and beds are fresh. A downspout dumping at one corner can wash out soil and leave a soggy spot against the foundation.

Our downspouts and drainage work focuses on:

  • Carrying water 5 to 10 feet from the slab in the direction your lot already drains.
  • Buried lines to pop-up emitters toward the street or rear swale.
  • Keeping discharge off a neighbor’s lot, which matters on tight new-home spacing.

We don’t regrade yards. If your lot holds water near the house, report it to your builder during warranty. For the soil science behind this, read how gutters protect a Texas slab foundation.

Timing Gutters Around Your Builder Warranty

Many Texas builders offer a 1-2-10 style warranty: one year on workmanship, two on major systems, and longer on structure. Read your own documents, because terms vary.

Two timing tips. First, walk the house in a hard rain during your first year and note where water lands. Add those spots to your one-year warranty list if the builder’s gutters or grading cause them. Second, install a complete gutter system early, so the first summers of clay movement happen with roof water carried away from the slab.

Before work starts, we confirm we won’t change the builder’s lot grading. We just add the gutters and the discharge lines. If you plan a pool, patio or fence soon, tell us at the estimate so buried lines don’t end up under new concrete.

Quotes for New Prosper Homes

Pricing depends on how much footage the builder already installed, story height and downspout count. New 6-inch seamless runs are priced at $11–$17 per linear foot. If the lot has big trees, ask about gutter guards. If a builder gutter has already sagged or leaks at a corner, a gutter repair visit may be all it needs. Our full DFW gutter price list covers every line, and DTX Seamless provides the HOA color spec in writing.

Frequently asked questions

My new Prosper home came without gutters. Is that normal?

Some builders install gutters only on part of the house, such as over entries, or leave them as an option. Many owners add a full system in the first year, once the yard is graded and landscaping is planned.

Will adding gutters void my builder warranty?

Gutters attach to the fascia, not the structure, and usually don't affect a builder warranty. Read your warranty documents and tell your builder before work starts. Don't let anyone change the grade the builder set without checking.

Where should downspouts drain on a new Prosper lot?

Away from the slab, commonly 5 to 10 feet. It should go where your lot's drainage plan already sends water, usually toward the street or a rear swale. We follow the grade the builder set.

Can you upgrade just the builder's gutters instead of replacing everything?

Sometimes. We can add downspouts, upsize outlets, add extensions or replace only undersized runs. If the original gutters are thin or poorly sloped, full replacement is often cleaner.

Do Prosper HOAs regulate gutter color?

Most master-planned communities have architectural rules that cover exterior colors. Send the board our written spec, and we schedule the install once their approval comes back.
