Gutters in Grapevine, TX go on some of the oldest homes in DFW, as well as subdivisions built after the airport opened in 1974. Some jobs fit a Victorian or bungalow inside historic district rules. Others replace tired 1980s gutters on a two-story brick home. Each gets seamless aluminum formed in the driveway, sized and colored to suit the house. We also help you sort out the paperwork first.

Grapevine’s Historic Township Homes

Grapevine was settled in the 1840s and incorporated in 1936. The older core around Main Street has Folk Victorian, Queen Anne, Arts and Crafts bungalow and Prairie-style homes. In 2025 the city adopted a Pattern Book that encourages those same four styles for new homes in the Historic Township.

Older homes here often have:

  • Low eaves and wide porches where one downspout empties onto steps or a walk.
  • Decorative trim and corner boards that a gutter has to work around.
  • Wood fascia painted many times, sometimes soft underneath.

For these houses, the gutter should sit quietly under the trim. Most Township owners choose 5-inch K-style aluminum in a color matched to the fascia paint. We cut end caps and miters to clear decorative corner boards instead of covering them.

A porch downspout that empties onto the steps gets moved to the porch corner with an extension. If the fascia is soft, we point it out so it can be repaired before anything new goes up.

Historic Districts and the Certificate of Appropriateness

Grapevine has the Historic Township District and several local districts, including College Street, Cotton Belt Railroad, West Wall Street and the D.E. Box Addition. Exterior changes to homes in these districts, and to designated landmarks, need a Certificate of Appropriateness from the Historic Preservation Commission.

The city’s design guidelines cover roofs, exterior walls, trim and paint colors. Before you book anyone, talk to the city’s historic preservation office. They can also tell you whether township revitalization grants apply to your exterior project.

DTX Seamless will give you color samples and a written gutter spec for your application. We start only after it’s approved.

Post-1974 Subdivisions: Bigger Rooflines, Older Gutters

DFW Airport opened in 1974, and Grapevine includes more of the airport than any other city. Development followed fast. Much of the city’s housing went up in the decades after: ranch homes, brick colonials and larger two-story houses.

Gutters from those decades are now 20 to 45 years old, and many have been patched more than once. We often find sectional seams leaking, spikes backing out and downspouts too small for the roof. Some homes also have newer additions whose rooflines dump water into an old gutter that was never sized for it. On those houses, gutter replacement with seamless gutters removes the mid-run seams. We upsize to 6-inch and 3×4 downspouts where big roof planes or valleys need it.

Lake-Area Lots and Drainage

Grapevine Lake was impounded in 1952 and lies just north of the city’s older core. Homes near the lake and along creeks sometimes sit on lots that slope toward the water or a drainage channel.

We plan downspouts and drainage around the grade. Outlets go on the downhill side where possible. Uphill downspouts get buried lines carried around the house, so roof water doesn’t run back along the foundation.

We also keep discharge from cutting a channel down a slope. A pop-up emitter or splash pad at the end of a line spreads the flow. Water then soaks in instead of washing out mulch beds and exposing roots.

Choosing a Gutter Contractor in Grapevine

With historic review and older homes in the mix, the contractor you pick matters. Ask every bidder the same questions:

  1. What gutter size and coil thickness are you quoting, run by run?
  2. What hangers, and how far apart?
  3. Where will each downspout discharge?
  4. Is old-gutter removal and haul-off included, and at what rate?
  5. Will you provide specs and samples for a historic or HOA application?

Frequently asked questions

Do gutters on a house in Grapevine's Historic Township need city approval?

Exterior alterations in Grapevine's historic districts and on landmarks need a Certificate of Appropriateness from the Historic Preservation Commission. Call the city's historic preservation office before work starts. We provide color and material samples for your application.

What gutter style fits a Folk Victorian or Craftsman bungalow in Grapevine?

Most owners choose a 5-inch seamless K-style gutter in a color matched to the trim, so it doesn't compete with the decorative details. Your district's design guidelines may steer the color and downspout placement.

My Grapevine house was built in the 1980s. Are the gutters due for replacement?

Many original gutters from that era are near the end of their life. Look for sagging runs, leaking corners, rusted fasteners and stained fascia. If you see several, replacement usually beats repeated repairs.

How do I compare gutter quotes from different Grapevine contractors?

Make sure each quote lists gutter size, coil thickness, hanger type and spacing, downspout size and count, and old-gutter removal. Quotes that leave those out are hard to compare.

Can you handle drainage on a lot that slopes toward Grapevine Lake or a creek?

Yes. We route downspouts to the downhill side and connect to buried lines where needed, keeping water off the slab and away from neighbors' yards.
